Selling your home - an emotional time
Selling a home that you love is an emotional roller coaster. On one hand you may be excited about you new home and on the other you are probably thinking back to all the good and bad times you shared with your family in your home. You have not only invested time and money in your home, you have invested emotions too.
There are neighbours that you are fond of, various clubs that you are a member of. However in our real estate market, we don't consider these emotions when completing a transaction. At times this is difficult for a seller to accept. Remember that the price of your home is set by what the market is willing to pay for it. Consumers are looking at buying your home in an objective and logical fashion. And it is understandable; they don't have the same emotional attachment to your home as you do.
Be objective and analytical
The fact of the matter is that the $20, 000 that you spent putting in the home theatre does not automatically increase the price of your property by $20, 000. The value of your property prior to any major renovations plus the cost of renovations is not equal to the market value of the property in the Surrey or Langley real estate market.
The most important factor in determining the price of your property is the price paid by consumers for comparable properties. This is the only way to determine the true market value of a home in any real estate market. If you thought that the listing price was lower than what your home is worth, be prepared to be even more surprised when a buyer's Realtor comes in with an offer even lower than the listing price.
Right listing price
A succesful home sale starts with the right listing price. Most FSBO (For Sale by Owner) properties fail to sell in a timely manner as the sellers/owners have too strong of an emotional bond with the property. They fail to analyze the situation objectively and end up pricing their home higher than the market. It is essential that you work with a Realtor who knows the Fraser Valley real estate market and will give you objective and logical advice.
With more and more home buyers relying on the services of a Buyer’s Agents, the current market values for homes in various Fraser Valley neighbourhoods are at their fingertips. If a buyer’s Realtor has done his or her homework, the buyer is already aware of what to pay for a particular property and will not hesitate in moving on to a more favourable buying oppurtunity.
When selling your Fraser Valley home, it is essential that you are analytical and objective about the whole process. Put aside your emotional bond with your home and focus on ensuring that you have a stress-free selling experience.
